Bryan Belcher of Coastal Properties Group Intl, from my understanding, did not disclose to prospective buyers, in the sellers disclosure that; 1.The majority of the dock, as well as the boat lift behind his listing at 1049 Eden Isle DR. NE, in St. Petersburg would not transfer with the sale of the house. 2. That the majority of the dock and boat lift which is / was featured in the description of the property on several sites including realtor.com and zillow.com, is constructed upon privately owned submerged land. 3. This submerged land is owned by someone other than the seller of the house. Therefore, the dock and boat lift are owned by someone else. This house was under contract, and the prospective buyer learned of this issue from his buyers agent. Bryan seemed to refuse to admit or acknowledge that this would be a concern of the new owner at all. The prospective buyer of the house attempted to negotiate a deal on the submerged land, dock, and boat lift with the owner of the submerged land, however was not able to do so within a timely basis. End result; the sale of the house fell through. The house was taken off the market presumably because of this issue. Bottom line opinion; Do not count on Bryan Belcher to tell you important things about a property. He is only interested in getting paid his commission. His firm Coastal Properties Group seems to foster this unethical approach to conducting real estate business.
