The “”owner update”” meeting was actually a sales pitch where lies, confusing, unethcial tactics were used in order to procure more $ from us Went to Palm Canyon Resort, where I am an owner (since around 1996)for a vacation. Was strongly advised to come to an owner update. Was told we WOULD NOT be sold to. Sales rep Tyson and others told us information that was not true in order to coerce a sale. Came up with a phoney price that they said was offered to me before but was turned down. They acted like they needed special approval to do a deal with me. They used fear tactics (saying we were going to “”lose our Palm Canyon””)even though we have a deed. They also told us we could purchase more points and write it off of our taxes (not true), that closing costs have to be included by California law (not true) and while using fear tactics about a special assessment fee we could be charged by the parent company who originally owned our timeshare, they tried to get us to sign up for two sets of maintenance fees for the same property. The information is very confusing, misleading and the way it is presented is not ethical. I am a California Insurance agent and if I were to do business in the way they do, I would lose my license. Tried to charge me thousands of dollars more to use the same time share I already have a deed on. Told me I could convert 55 of my Palm Canyon points for a villa in Italy (and when I called b.s. on it, they told me that they had confused my plan with another one). They told me my maintainance fees were some of the highest ever but they wanted to charge me 3X that amount by the time all was said and done. Lies, lies, and more lies.

07/2017 I am a member since many years enjoying resorts with diamond resorts, with very good impression, so far no complains at all and we have to recognize this part of the business, which is very well established. we decide to buy a sampler package as a next step 11/29/2017 So, for the new package “sampler package” we felt that we made a mistake, terrible mistake… the purpose purchasing this package was to increase time life vacation in a short time, having more availability due to more points, flexibility, etc, but it was not. We learned that this package offer a very limited options versus owner/member that we already have, we did the exercise today, using the 2 accounts… we went to the website trying to do a bookings, first web doesn”t work ( upgrade or maintenance period according with one of the representatives over the phone). and it just started!!! Obviously we end up making the reservation by phone, after (marathon) more than 1 hour on the phone, after more than 5 representatives and after more than 5 times repeating security questions to each one… patience goes away rapidly in our side. But worst after all this process, we have been advised that is mandatory a 60 minutes tour during the time of our planned vacations in the resort… and a as part of the signed contract… shame on us not reading it before and shame on the sale representative not telling us that this part of the deal. Can you imagine attending such tours every time you go in vacations? If you don”t attend then they will charge you full stay in usd. After all and on top you don”t have confirmations of your bookings immediately, you need to wait for 48/72 hours to get confirmation by email… while any other virtual platform can give you a booking confirmation in less than 5 minutes. I do not recommend this product at all. we felt in another debt for a product that not deserve a single penny. I do recommend to run away of this product. Hopefully someone on the BOD diamond or customer service will take care of it and find solutions, quick ones because diamond resort with this product will lose credibility, they already lose ours.

5/30/19 Fredericksburg, VA 22407 Dear Diamond Resort Management, My wife and I purchased week 20 at Ocean Beach Club in Virginia Beach, VA on June 10th, 2010 with contract # [protected] and we checked out of our 2 bedroom (including lockout) ocean front rooms this past Sunday 5/26/19. With the last few years of usage we have noted a lot of negative changes in the quality of the services and condition of the floating ocean front rooms we stayed at and the facility as a whole. With this year’s reservation we requested (in writing on-line and at the front desk with check in) a newly renovated room as we were disappointed as Diamond owners in the previous years. So we provided plenty opportunity for Diamond management to ensure a more satisfying experience this year. But again we were disappointed which has prompted my low survey rating and my personal crusade to do more to notify Diamond Resorts management of the conditions to hopefully make improvements BEFORE we arrive next year. Here is a list of what we experienced and witnessed this year (room 606 AB) and I’m sure most of it still in despair today if you want your quality control representative to verify 1st hand. 1- Room was not clean A- Coffee grounds still in coffee pot B- Spots in carpet, red blood spots on shear curtains in livings room, white spots on couch C- Bedroom curtains damaged and hanging down on left side D- Rips in sheets and pillow cases E- Missing tall lamp in living room (no light near window for reading) 2- Kitchen and appliances not up to pare A- Missing large glass in kitchen cabinet B- Cabinet door glass held in with clear tape (afraid it would fall out and break) C- Microwave oven turntable not operational, Filter missing D- No dish detergent (could not wash coffee pot, # 1A above) E- Sink garbage disposal not functional with food particles left and slow water drainage F- No ice trays in fridge for our beach cooler 3- Bathroom issues A- The Hot Tub “On Switch” broken (afraid to use in fear of electrical shock) B- No complementary midweek towel exchange offered (4 wash clothes for the week will not work) C- Pocket door “Lock” between kitchen and bathroom would not work (not good with grand-kids) 4- OBC facility as a whole A- Showing signs of wear and tear 1) Indoor pool continuous water fall supply pipes rusty, broken, held with wire clamps, etc 2) Oceanaire 10th floor chair and lounge cushions has rips and wear indications 3) Similar cushion wear in lobby and other places throughout facility B- Housekeeping 1) No soap in Men’s bathroom near restaurant on main floor (where do your employees go ?) C- We saw TWO separate cases of small dogs physically on the property (in the hallways and we did not see SERVICE on one of them). D- Since we own a double unit (lockout) we should receive TWO parking passes (we had to pay $10/day for the 2nd parking pass. We would like to be reimbursed for that) E- Due to the large crowd Labor Day weekend we were 6 minutes late to drive out of Parking Garage and they wanted to charge us $40 per car to leave at 2:06pm !!! Owners should not have to deal with that up charge for being 6 minutes late !!! In Summary our family was very disappointed in Diamond management for we continue to pay more in maintenance fees each year but the quality declines. I returned calls and stopped at the front desk to chat with Mr. Victor McElroy (OBC manager) but we did not connect. Continued the efforts this week with Mr. Luis (Diamond rep) and I finally decided to follow up with this letter to Mr. McElroy and others as I continue my efforts to HELP Diamond correct these issues. A big liar Their agents told me in the cell the refund has been done. After one month, when I call back. They said they have done that yet. After 5 years of trying to get the dates/locations we wanted and seeing increased maintenance fees, we finally got out of our contract with Diamond Resorts International. Contacted their Loss Mitigation Department and filed a Mutual Release & Termination of Vacation Owner Agreement. It costs $250 per contract for the “transfer fee”. It”s cheaper than going through TimesharesOnly and it actually works. The whole process took about 60 days.

After having many good holidays with our timeshare over the years, the time came when we had to surrender our (INVESTMENT) due to job loss and illness, Thats when we relised our investment was worthless, cant even give it away, and apparently cant even give it back free, we were told so many lies to buy into this, we can go to our unit through on line agents for a fraction of the cost of the maintenance, but we were told this was an exclusive club, members only, it was then we relised what sort of company had taken over our accomodation, the man at the top i note has his hand in all the main pockets of the elite, so i guess nobody will challenge him, but here in the uk there is a group of about 1500 non payers who are well in arrears, some havent payed for four years, and are refusing to pay, even though the debt has been passed on to a collection agent, but they cant do anything, as you tell them you dispute the debt, and so we are in stalemate here in the uk, not one person here in the uk has been taken to court, because if diamond resorts lose the case the gates are open for all to claim, your timeshare is worthless, you cant sell or give it away you will never get your money back.

After my husband passed away almost two years ago, I was left with unsurmountable debts and notified Diamond Resorts that I could no longer pay the dues and wished to relinquish the property back to them. I never received any word back from this request except to receive more than six phone calls requesting maintenance fees that were due and two letter threatening me with legal action. They do not care about the client. They only want to collect their precious dues. If you ever attend a timeshare presentation from Diamond Resorts, do yourself a favor and do NOT attend. They will hassle you until you either buy or try to keep you occupied with every available sales person and take away precious vacation time from you. These people are vultures!!!

around Oct 1 2018 I hold my timeshare with the Hawaiian property but was informed that only the US property allows its timeshare holders to sell their timeshare in a market place created by DRI and in order to access the forum to sell my shares i have to buy some points with the US property. I asked to be shown the forum and was told it was at its infancy stage. I bought 3000 more points that i don’t need and later found this to be untrue when speaking to another sales person in April 2019 Around April 29 2019 In an update meeting i complaint about my maintenance fees and was told that the US property has a lower fee and I should move my points from Hawaii to US but to do that i have to buy more points. I didn’t want to sign the contract until they can promise me a lower fee as i already have too much points. We put a call to their Finance Dept. who say they can confirm in 30 to 45 days The estimate was lower in the contract and i signed it after much discussion and verification by the sales person. I checked my account and the fees came in after the 30 days grace period and it came up to be higher. Since its after 30 days i cannot rescind my contract and i was told by the Finance Dept that i should have read my contract and the figure is an estimate. Great way to scam someone trying to reduce their annual fees. and because of this additional amount due, i am unable to book any vacation until i pay the increase in fees. I want to get out of this purchase which was meant to help me reduce my fees and not increase it. PLEASE STOP THIS DRI FROM SCAMMING PEOPLE WHO PLACE THEIR TRUST ON THEM

As members of Diamond Resorts we have been asked to pay nearly $1600 “maintenance” for our points. Our points are just enough to get one week at the Santa Barbara Club in Tenerife. However it has been difficult to get a booking as availability seems to be lacking. Aug 22 2017 las vegas, my wife and I went to diamond resort presentation. We were convinced to buy 2 year sample pack. I was refused the “credit” so they ran my wife”s name, she was approved. We wanted to use “free” cruise to give to my parents. We originally looked into this to take our families to Disney land. Turns out everything she told us was a false. She said cruise was free, its not. She said we could get whatever room we wanted, that was wrong, your company is nothing but a bunch of liars. We went back the next day to cancel because of all the bs you gave us, we sent a letter. Majority of numbers you gave me don”t even work and nobody will call me back. We returned home and now my wife and I both received seperate credit cards…weird…we weren”t even told they were opening a credit card account. Blatantly lied about agreement and purchase of points on a new loan when my husband and I already had exsiting loan that was suppose to be wrapped. When called to complain hospitality management could not do anything to help me and basically told me that I am stuck. The representative told me if it wasn”t done during the sales presentation like it was suppose to be then I was responsible for letting the QA agent know of the agreement between the sales rep and my husband and I. I feel so misled and lied to I can”t believe that a multi billion dollar corporation can do their owners this way. I wish I would have listened to the reviews when they said that DRI was fraud!!

Booking Number: 33308308R We arrived today on the 12th of March however after having been here for a couple of hours we received an emergency phone call asking us to come home as soon as possible due to a family emergency. We spoke to the front desk, explaining what had happened, and after being told it WAS a refundable room, we were refused a refund after many back and forth phone calls and trips to the front desk. We”ve had to stay tonight as by the time all this had occurred it was too late for us to leave anyway, however we will happily pay for tonight but would like a refund for the other three nights, as we will not be needing them and we were told it was refundable so I”m not sure why this has become an issue. Bought timeshare in 2003 at Powatan Plantation in Williamsburg, VA. Said maint. fees would not be much over $ 500.00. The first bill was almost $ 700. Up every year after. We upgraded (what a joke) in Feb 08. They said if we get in “the trust” our maint. fees would slow down and not go up much at all. They estimated $ 1, 102, which would be due Jan 09, got the bill for a little over $1, 200. Just received the 2010 bill for $ 1, 500. Up almost $ 300 in one year. How can that be legal. They lied to us from the very first day. From the time we first joined, they told me and my wife that we could go to Powatan or Greensprings and use their facilities anytime we wanted since we live close by. They even gave us a Greeensprings club card so we could get in. My wife took our kids there and when she got to the gate she showed them the card but they said she couldn”t get in because her name was not on the roster. I have called, complained, emailed etc., with no help. They are liars and will tell you anything to get you to sign the dotted line. I would never recommend Diamond Resorts to anyone. The maint. fees are so high that I cannot afford them anymore. The timeshare was sold on the idea of keeping vacation costs down. What a joke.

Date of Incidences: January 30, 2019 February 1, 2019 February 27, 2019 March 7, 2019 Client Number: 77-[protected] Financial Services: I have attempted in each of my calls to Financial Services to ascertain why my monthly bill on the DRI MasterCard, which is intended to cover next years maintenance fees (estimated), went down between December 0f 2018 and January of 2019. A simple question, I surmised… however, to my dismay, at each call, I was assured by the financial service representative, that an answer would be forthcoming from someone in “billing.” And in the case of Eric, on February 27, 2019, he indicated that he was assured by “billing” that they would call me back the following day. (which by the way, did not occur) I patiently waited a few more days and called again on March 7, 2019. After Jeff took all of my information, he asked me to hold and he would try to find out the answer to my question. After a lengthy delay, Jeff returned to the line and indicated that the reason that the amount being charged to the credit card decreased was because “not all of my contracts” were covered by the “surepay” (Automatic Payment Authorization for Maintenance Fees and Club Dues) form… When I inquired how that was possible since my last contract (#[protected]) was incorporated into the “surepay” system on March 7, 2018, the date on the revised surepay form submitted to DRI. Jeff was apologetic, however, not able to satisfy my question with a reasonable answer other than that provided by billing. I asked to speak to his supervisor, and I gentlemen named Omar UMA (?) finally came on the line and basically indicated the same answer. He indicated that he would send me another form on which I could indicate what amount I wanted charged to the credit card monthly to cover the maintenance fees. So after 52 minutes on the phone, I still do not have a satisfactory answer to my inquiry… so I asked Omar for the name of the head of Customer Services, and he directed me to email my complaint to DRI. My complaint is not that I did not get an adequate answer to my inquiry, but that your systems seem very flawed and antiquated for your own people to get real information and answers for your owners. For my billing to drop over a hundred dollars, someone in billing had to make that decision and have a reasonable explanation… and shouldn’t the impact party, the owner, be contacted in some fashion or at least, contacted to see if I agree. DRI’s sales people “sold” me on the credit card idea to make advance payments for the maintenance fees. I agree that it was a good idea and eliminated the propect of a large nut (lump sum) payment at the end of the year!!! As a retiree, I really appreciate the opportunity to pay as I go and not have that type of payment at the end of the year!!! This process has not only been frustrating, but in my view, total unnecessary. Someone should evaluate this complaint against your current systems… they are not customer service oriented. If you look at the my account, you will see similar issues discussed last year about this time as to why the amount charged were not large enough to cover 1/12 of my maintenance fees (after including my upgrade to platinum). The answer was to add my newest contract to the surepay authorization which I did and the amount charged monthly was increased to approximately 1/12 of my current maintenance fees. I did not specify an amount at that time, however, did discuss the approximate amount with the representative. That upgrade to the monthly charge did not change until July of last year… I thought the issue was resolved… then the change in January and no explanation why… I appreciate the opportunity to make this complaint… we enjoy our DRI membership and use it regularly… someone in management should research this and determine if it meets acceptable standards for customer service. Diamond Resorts does not invoice properly and preys on delinquent charges and foreclosures. I was never billed in November and when I received a letter February 12, I was advised I owed $1121 dollars by Feb. 1, I paid on Feb 19 over the phone with a Credit Card, asked if there was any other charges and was assured this was all I owed. On April 3 they sent me a letter that advised me I was delinquent and owed $261 and would be foreclosed on if not addressed immediately. I spent 2+ hours on the phone, was “accidently” hung up on when I asked to speak to a Supervisor and ultimately never got to speak to a supervisor, only an “escalation specialist”. I explained my frustration and was advised the $261 was posted the day after I paid, so I owed it anyway, not their fault they didn”t post it on time. Ended up paying and washing my hands of it. When economy turns I am seriously considering getting out. Sad part is I purchased this to force myself to go on vacation more, this has been an ongoing problem since purchasing this property, always one excuse of why I wasn”t billed on time and how it is my responsibility to remember to send money every November, no matter if I know how much to send or not or where to send money to and which acct. number to use. I really like the Resort, but the management company has really destroyed the experience for me. My bottom line is this, I pay bills on the 5th and 20th of every month, if I owe you money and you bill me prompty, you will be paid as soon as the bill arrives and is due, If you fail to bill me it is likely you won”t be paid promptly. I can”t remember every bill I have, particularly if it is once a year. And as most corporations work today, who knows where to send it to because the billing centers constantly move from location to location. I hope somebody from Kaanapali sees and understands this, I am not satisfied simply filling out a complaint on an internet board. I will write letters to the right people and hopefully get billed properly in the future or Diamond Resorts will be released from managing the affairs of this facility.

Diamond Resorts International (“DRI”) offered us a cheap 3 night stay at The Summit Resort in Sedona provided that we sit through a 90-minute sales presentation. We took the offer and attended the sales presentation on July 2nd, 2011. During this presentation, the DRI sales rep and his manager lied to us about the product they were selling. DRI also failed to properly disclose our rights to cancel. During our sales presentation, the sales rep and his manager lied to us and misrepresented their product in the following ways: We were told that our purchase would be an investment that would increase in value. We were told that we would be able to rent our timeshare to cover our mortgage payment, so it did not matter if we had the money to pay. We were told that we would be able to sell our timeshare membership for a profit since they were giving us such a good deal. We were told that we had to purchase right there on the spot in order to get the same deal and that we would never be allowed to tour again. We were told that we would have 30 days to cancel (within the escrow period), but we would lose our deposit. We were told that our purchase of the timeshare would help us achieve our goal of buying a home in the next 5 years, even though the purchase would be done 100% on credit. Additionally, our tour length exceeded the promised 90 minutes and instead lasted just under 4 hours. Finally, the closing agent who was supposed to explain the contract to us failed to explain our right to cancel our contract. The closing agent did not explain or point out the 7 day rescission period and instead reiterated what the sales rep had told us regarding a 30 day escrow period in which we would be able to forfeit our deposit and cancel our contract.

Diamond Resorts International (DRI) has switched to giving renters priority over owners so they can make more money. They do not honor their own reservations and force owners to accept downgrades or go somewhere else. They do not guarantee any reservation to an owner. Overbooking a location is a common practice that the individual location has no power (so they say) to correct, Owners beware!!!

Diamond Resorts International are dishonest and after contacting the Court House and Prosecutor I will file a case against them. They have collected from my credit card the sums of $1008, $1008, $31, 56$31, 56 for the MFees for two weeks i purchased from a private owner. When the owner contacted DIAMOND RESORTS she was told her weeks were foreclosed. They also will not deal with me as they say I am a third party yet they were more than willing to TAKE MY MONEY OFF MY CREDIT CARD. My other two weeks Ipaid the fees for as well MY THIRTEEN YEAR OLD DAUGHTER RECEIVED REGISTERED LETTERS SENT TO HER TELLING HER WEEKS WERE FORECLOSED AND THE LETTERS WERE SENT TO THE BAHAMAS. The “legal counsel” sent me an email to say that they never sent my daughter registered letters. This again confirms the statement that “Lawyers are liars!” I showed the letters to the Resort Manager who told me his hands were tied and he couldn”t do anything. I still have never received any contracts for my first two weeks and we have no proof of ownership. I also never was contacted about the sale for Sunterra to Diamond Resorts International. The person who contacted me by email told me “Time is money and I will not waste any more time in contacting you”” I was also told “The BAHAMAS comes up automatically when we type in your address on St Martin!” They have to be stopped Kanga

Diamond Resorts International timeshare points is totally a scam! Our decision to buy it from what the salesman told us and how it was represented. But all of their misleading talk means SCAM. They lied!!! The actual points value much much lower than the sales told you. You can only find out the actual point value with the login information provided to you 2 weeks after you signed the contact, which you can”t cancel the contact since you already past their 5 days rescission period. Diamond Resorts is the new manager of a timeshare I purchased with my wife about 10 years ago from ILX. My wife and I divorced in 2005. I provided ILX with a copy of the divorce decree and the quit claim deed awarding the property to my ex wife in 2005. ILX went bankrupt last September, and now Diamond Resorts, through the Premiere Vacation Collection Owners Association has sent me a bill for $709.55 for a 2011 assessment, with late fees added. I have not been an owner of this property for six years. David C and Angela at Diamond Resorts say I must dig through my divorce records and pay for a new copy of the quit claim deed and mail it to them, because somehow the record got lost since ILX received it six years ago. I wasted half an hour on the phone with these guys who think it is OK to bill someone and require someone to do work when the incorrect bill and work required is due to Diamond Resort”s and Premiere Vacation Collection Owners Association”s poor record keeping and poor management. Do not do business with either of these companies!

Diamond ResortsOffer timeshare at very high prices, the accommodation is good, BUT, because it is open to the public and is offered on open sites, one can never get exactly what one wants. Also, once signed up, they tell you you cannot leave until you are 75 or you die. This means you are locked into paying out VERY high maintenance fees every year. When you try to leave they will not let you. They tell you, you are locked in for life. These are not nice people and are not interested in people who cannot afford the fees etc. They just send debt collectors in. BUYER BEWARE

Dishonesty dealing with timeshare owners. I owned an ILX timeshare property that was acquired by DRI and 45 days prior to DRI taking over management of the ILX property I asked a DRI manager who was responsibility to finalize the details of the acquisition. I asked him if the new property would use the point system like DRI and he informed me it would not be apart of the DRI system. He then proceeded to offer to take the ILX property off my hands and give me 1000 DRI points for $4500. January 1st I received a letter informing me my old ILX property was worth 3500 DRI points obviously the manager 45 days earlier was lying to me. Each year it becomes more difficult to book ‘good’ locations as DRI continues to sell shares but only acquires marginal properties to justify the selling of more timeshares. I have often found the “unavailable” property through the point system available as a rental. With DRI feeding the super ego of the CEO it will not be long before it fails.

DO NOT but the sample program. We purchased this to stay 2 weeks in kaanapali beach club. They sell this so you can “test drive” this resort. What they don”t tell you is that you don”t be staying there, but at another resort next door. Also don”t tell you checkin is only on a Tuesday and you cannot do both weeks in Hawaii. Early Sunday Morning I answer my phone and it”s a Customer Service Rep from Diamond Resort. They ask for me or my husband and tell them they are talking to me. She begin to tell me that my payment is late and i ask her how can it be late and I am paying it through my bank. She go on to tell me I am still late and I ask her to explain? She tells me I did not make a payment in January and I told her that was not true because I made two payments in Dec. Her and I got into this argument about how I did not pay my bill and I was behind. She kept telling me I was lying and I am looking at the payments made on my account through Bill Pay with Bank of America. So she pissed me off and I told her what I thought about her and Diamond Resort. I called back and spoke to another Representative and he looked up the account and saw that the payment in Dec. was double. This is when he told me that they took the overage and put it towards the principle. I ask him why would they take my payment and put it towards the principle without asking me especially when it was two equal payments. Then he went on to tell me how they took a late payment out and put the rest toward principle. So I ask to speak to Supevisor and instead of him listening to me explain that I sent two payments in Dec. He wanted to tell me how I paid my bill late never paying attention to the fact that I did not pay my bill late they just distributed the money the way the chose to. Instead of telling me how he could fix the problem since I did pay my bill he went on to telling me how I paid a payment in May 10 late but when I explained to him I paid the bill in Bill Pay with my bank. I told him instead of calling my house harassing me about not paying my bill in which I did pay, they should check their records and see how they distribute people money. They have no right to call my house early Sunday morning to tell me how I owe them something that was in their account already. The Customer Service Reps are nasty and the Supervisor is just as bad if not worse. Diamond Resort needs to give their people a class on how to speak to their customers. I just went through this with them at the beginning of Feb and I gave the guy all the information on the account (when BOA sent them the check, and the reference #. He apologized for being rude and explained to me how their system takes it time to process the checks. This needs to stop especially when the people on phone can”t pay their own bills. They are probably dodging the collection people for their bills at the same time they are on the phone talking to people like they are inhumane. Noone deserves to treated this way and Diamond Resort needs to look into this matter. I am not going to allow you or your business to call my house and disrespect me because somebody think they are all of sudden GOD I have this timeshare with them and to this day I have not been able to stay on that Resort. They always have some excuse why it is not available, but in their little 90 min brief they are telling you how you want have no problem getting in the resort and how you will be treated different from the other resorts. I am here to tell you that is not true. They just take your money and harass you all times of night and morning. It is not about you and your family enjoying their resort. It is about them and their money and how they can treat you nasty. This is not a good Company to do business with. If they can take your timeshare then that is what they train their people to do INTIMIDATE YOU. I ask for the number for the CEO of the Company but noone wanted to give it. They make you curse them out because they are so rude and disrespectful when they call your house. Diamond need to explain to their employees that they get their salary when we make payments on our timeshares. Diamond needs to also realize that they stay in business because of the people they harass and treat so nasty. Everyone is not looking to ruin their credit and Diamond resort needs to recognize this. Ever since I bought my timeshare at the Point in Kauai, Hawaii, the maintenance fees have continued to rise at a dramatic rate. What started at $900.00 is now over $1, 400.00 per year. Now on top of that, I just received a notice in the mail that I will have to paid a special water assessment fee and the first payment of $2, 000.00 is due on January 1, 2012. They are just giving you 45 days notice to pay this? My husband went through open heart surgery two years ago and does not work very often and I am retired. When I explained this to the person on the phone, they told me that it was too bad and if we didn”t pay, we would be taken to collections. We would be expected to pay late fees and legal fees in addition to the special water assessment fees if not paid on time. They also told me that I could NOT used my already paid for 2011 banked week with RCI, until all the water assessment money was paid. I am so frustrated with this timeshare management company right now. I asked if I could just sign the timeshare deed over to them and give it back, but that was not enough for them. They said no! They would file legal action if money is not received. We don”t have the money to pay it.

February 27, 2013, I purchased points for vacation stays from Diamond Resorts International in the amount of $18, 719.81. The points could be used for air, cruises, or vacations and booked up to one year in advance. My travel partner was to receive $500 for my purchase; my referrals were to receive free air and vacations as introduction to DRI. I was unable to book any vacation and called and emailed DRI multiple times and finally requesting their legal department without a return call.

For myself and my husband we managed to get out of the ONE room (over 4 hrs – to which they accused us of wasting their time when we kept saying no and would like to leave) of high pressure tactics (after having to polity decline the constant parade of sales persons) only to be hit again when trying to leave and gain our so called gift. when we where assaulted again to BUY BUY BUY ~ to get out of there we did under pressure get the 4 day /3 night that we where told can be combined with the “Free 3 day/ 2 night invitation”! ha what a laugh called 7 days later to book the two 11 months from now and the FIRST thing out of the booking agents mouth was THEY COULD NOT BE USED TOGETHER! ~~ we where Lied to and I have requested a refund and Truly hope to get it but I am very fearful that I have a LONG fight on my hands. They may have great properties but the way in which it is sold and the unethical tactics used GREATLY takes away from anyone that may want to buy. we asked for time to think, to review the properties and rating online — when constantly pressured to BUY NOW should have sent me running because an honest business would not do that! Fraudulent Forclosure – Failure to Provide Notice – Unauthorized Charges – Failure to Resolve Good Faith Dispute I have been an owner since 1996. Prior to Jan. 2008 I was current on all payments due the Resort. In Janu a new maintenance fee (Approx. $376) became due. However, as a result of my move, the mail providing notice of the fee did not reach me. I realized in late July or Early Aug. 2008 that I had overlloked the fee payment and took the initiative to try to pay it. I was told it had been sent to forclosure. My timeshare does not have a mortgage, and th only fee was the maintenace. I was told after several efforts at trying to pay by the law office handling the “foreclosure” that they didn”t have a record that the matter had been referred, but several days later that the fee then due was $850., including attorneys fees added of $250.00. I disputed the chrages and asked for referral to a person with settlement authority. The attorney”s office refused. But said they woul get back to me. Today 12/31/2008, I was told that the chrages are now over $1000. I have yet to receive any notice in writing, of any legal action taken or a responsible person who can settle the matter. The attorney”s office apears to be attempting to forclose without atuhority. I am concerned that the attorney”s office is trying to profit from the oversight to pay a mantenance fee by adding unsupported charges and initiating foreclosure while hiding their actions from owners (a denial of my due process rights and property rights).

Hello. My first experience with Diamond Resorts was this weekend in Orlando. The reservation process was immediately messed up because our reservation was booked for May instead of March (through Air b&b), so not your fault. We were “upgraded” to your Grand Villas condos. The second night my boyfriend and I decided to use your hot tub. After returning to the room my boyfriend noticed something weird all over my back. It was feces from your hot tub. My boyfriend went back and took plenty of pictures for me to show you and other people interested in staying here. I called the front desk and spoke to the employee who promised me a phone call from the manager in the morning (Hammel). Still hasn”t happened. THEN when my boyfriend when back down there, the maintenance man leaned over and was just cleaning it off. NOT DRAINING the hot tub and NOT bleaching it. My boyfriend said it sounded like he was using the water from the hot tub to splash it clean!!! (We have pictures of this too I can show you) I”m so disgusted with this entire experience and I would like my money back. I work in corporate retail myself and would be appalled if one of my guests/customers had an experience and was later treated like myself. How can Diamond Resorts, specifically their Board of Directors, justify charging a 25% collection fee. I received a bill for my maintenance fees on Feb 22nd with 5% late charge added since it was due on Feb 1. This was the first bill that I received in the mail but they had apparently mailed out the first bill back in November 2009. I can”t blame DR for me not receiving the first bill so I immediately paid the 1220.80 balance online through their website and swallowed the late fee. On the website however my balance showed I owed $1526 not $1220.80. Thinking this must be an error I just paid the 1220.80. When I called DR Finance Service this morning, I got the most shocking news that I had been assessed a 25% collection fee for not paying the maintenance before Feb 15th. I calmly explained that this was the first billing notice that I received so perhaps they can reverse or reduce the fees since I paid immediately upon receiving this second notice. No go with the agent named Teresa nor the supervisor Dan. The timing of the statement mailing clearly offers no other purpose than to let the customer know that you are now screwed. The statement has a due date of Feb 1 and a statement date of Feb 17- two days after the mandatory 25% collection fee! So they conveniently send it out when they know there is no way for you the avoid the collection fee that is written somewhere in their policy sheet that the average owner does not read thoroughly. So I ask Why not send the 2nd notice before the unjustified collection fee kicks in! And Patrick Duffy- Chief Experience Officer of DR, how the hell does your DR board of directors justify a 25% fee for being 2 weeks late from the Feb 1 due date ! I don”t even think mortgage companies charge $305 for being 2 weeks late on a 500K loan for a house you live in every day of the year! Why does your company deliberately create such policies that alienate owners. Is this the Board”s way of ensuring that they have a large enough pot to fund the hefty bonus they soooo richly deserve. I hope there is a class action suit that looks into the practices of DR. Count me in Hafter Law firm of Las Vegas. I would be happy to sign on that document. I also have a complaint about Diamond Resorts. They charge huge maintenance fees and then you can’t even book anything because it is all booked up. I called the company and they basically laughed at me and told me that I would have to choose another destination. I am a member of Diamond Resorts. I live in England, UK. When I looked online to book a holiday in Spain, I found the same timeshare places cheaper than Diamond. The price is based purely on the cost I paid on my Annual Maintenance Fee. Some alternative companies offered places where Diamond had no vacancies. The Main problem I have with Diamond is that they are selling holidays at the Timeshare I stay and they are cheaper than what I pay. I am a single person and have been since becoming a member of Diamond Resorts International. I originally purchased a 6 bed, 2 week apartment at White Sands Beach Club in Menorca through a timeshare company in Menorca in 1986. The company was discredited and I was fortunate to expose them through The Sunday Mail Newspaper 23/6/96. The article was printed throughout the UK. I was contacted by the New timeshare company which had taken over the running of White Sands Beach Club in Menorca. It was called LSI (now known as Diamond Resorts International). I was invited to attend their Offices at Pine Lake, Lake District and although they could not refund the money I had spent on my purchase they offered me the equivalent in points for my 2 weeks ownership. This was presented to me FREE OF CHARGE. I accepted this and was presented with my points certificates. I was still in full employment however in 2004 I retired from my job. Although relatively young (50). I relied on my works pension. The management fees increased every year and I struggled to pay these fees. My partner of 27 years has been unable to travel abroad through a fear of flying for 13 years so I was restricted to residing at the local Scottish resort owned by Diamond Resorts. IE The Kenmore Club. I inevitably lost points every year hence lost money. I explained to Diamond Resorts that I could not travel abroad and was not prepared to fork out further fees. They advised me to gift it to family. My mother is 84 years of age and can’t travel. I can’t afford to drive the distances of the UK holiday resorts. I have been faithful to this company for many years now BUT have continually lost points and money. I can no longer afford it. They (Diamond Resorts) want me to continue paying my fees and advertise it, at my further cost, through other agencies. I spent 1 week at The Kenmore Club in Scotland in November last year and spoke to a Diamond Resort employee for 4 hours with a view to ending my membership to their company. I was shown other offers that I could use in Scotland on their computer website however on returning home I found that I could not access these offers. I emailed Diamond resorts and The Kenmore Club for an answer to this problem. As I did not receive any reply I decided enough was enough. I cancelled my Direct Debit for the fees and guess what? I was contacted the next day by Diamond resorts. I have paid for 10000 points from last year which I did not use and I have offered them back. They don’t want them, they just want my fees. I am sorry that this is a bit long-winded but I am at my wits end once again with timeshare. Thanks for your help.

I am an owner at Fall Creek in Branson, Mo 15 years ago with Suntera. I agree with all the Maintenance fee increase complains, our went from $300 to $1175 for a one bedroom . We want out. That is my problem ! We have a deed and have been told by Diamond we will always be responsible & our children in our estate for the maintenace fee. Two years ago we agreed to upgrade from the week to the points system for $4000. This just increase our fee and very hard to trade. Now we have been told we need to UPGRADE again to the Trust for money. NO we want out. please help me figure out how. I have contacted a Realtor in Branson. I am writing this letter in regards to misrepresentation committed by diamond resorts international at 104 kaanapali shore place. On may 8th, my aunt and i checked in to the resort for the last leg of our vacation. We went to the activities desk to book excursions. I wanted to go to a luau. The individual we spoke to said he could get the activities cheaper if i go to a timeshare presentation. He guranteed the presentation would take 90minutes and no longer. I told him no, i would rather pay the full amount. He kept stating that all it will take is 90 minutes out of my time and no longer. He continued on and on until i gave in. My aunt and i went may 10 at 130pm. The sales rep. Began to tell me how i would be able to save hotel costs in the future. She calculated what i would pay for hotels over the next 20years with an approximate 7% inflation rate. She asked me to write down questions that i wanted to know about timeshares. My aunt who have timeshares and loves them asked most of the questions for me. I told her the type of vacation (Escorted) i take includes everything: the flight, hotel, transfers, and meals. I told her i pay less than 2500 for this each year. She wanted to know how much the hotel was. I told her i did not know because it was included. After she spoke at length about how timeshares save money, she wrote down her offer. It was $34, 000 with a large down payment. I could not afford that. She went down on the price twice more and it was still too much. By now, it was passed the 90minutes. At about 4pm, the sales came by and started to bring the price further down. Then, when that did not work, he asked for my ss#. He said he was not pulling my credit but to see what tier i was in. He came back and said i was tier 2 and he rarely gets those. I am really tier 1. I informed them that i wanted to go to the luau. By 430pm, he offered $9000 for 3500 points with an extra 3500 points. I felt pressure to agree and my aunt felt i was not going to get out of there without saying yes. I agreed, but i stated i wanted to come back to go over the paperwork in the morning. They said no, because the deal was for today only and they would not have time in the morning. I must stay and sign the paperwork. By now it was 450pm. The luau started at 530. At 510, she began to have me sign documents. She explained all of them except the 7day cooling off period and that the timeshare was forever. The figures she quoted earlier were for 10/20years. I signed both documents without knowing what they were. I did not finish all the documents until 540pm. I felt rushed and pressured and misinformed, but i had signed the agreement. Last week i looked at the forms and realized i was passed the 7days and had not other recourse. I tried to make the best out of my lifelong committment. I went on diamond resort international website to look up places i could go. Afterwards, i looked up how much a plane ticket would cost to get to these places. In short, the presentation was a total lie. I am not going to save any money with this timeshare. I research timeshares further and none of the information was good. I had to face the fact that i was lied to. I began to panic when i read over and over again how diamond resorts increases the maintenence fees every year. I was already going to have to pay 926 to maintain the timeshare in 2012. I know i could not afford this in the future. I wanted out of this contract so bad that i decided to lie myself. I called the corporate office may 31 and told them i had lost my job and could not afford to pay for the timeshare. Also, i called the resort and told chris this same lie. It is something i am not proud of, but i did it out of desperation. I feel that i was pressured into making a quick judgement on wanting to save over a 10/20 year period. The presentation took over 90min. I was not told that perpetual meant a lifetime. The 7 day cooling off period was never discussed. Tara discussed every document i signed but that one. My credit was pulled when i was told it would not be. I was told the only fee i would have to pay was the maintenance fee. I have read they can charge other fees.

I attended a sales so-called “clarity” presentation at the diamond property riviera beach in san juan capistrano on november 29, 2018. The person I met with – damon – never got a last name lied to me about upgrading to platinum ownership (I was currently a platinum owner with 31, 000 points already paid for and a rci property which I turn over to diamond every year to obtain more diamond points and which qualified me as platinum). Damon claimed throughout the meeting that as a platinum “owner” I could monetize my platinum points at 30 cents per point and get either a debit card or a check from diamond for that transfer of points to 30 cents per point. He went on and on about the maintenance fees increasing and that I could use my points to monetize them and pay for my maintenance or anything else that I wanted to spend the money on. He said there was no limit on how many points I could “monetize”. He told me there was another way to monetize my platinum points by getting reimbursed for “qualified travel expenses” again at 30 cents per point. There is a $5000 maximum for this type of monetizing my points. I asked how this was done and he said not to worry that diamond knows and sees my “reservations” and reimburses me. Throughout the meeting he kept telling me that richard brocksmith (the real crook) would call me later and explain everything. Of course richard did not call for three weeks and at that point it was too late for me to cancel this transaction which resulted in my adding $60, 000+ in debt. When I did speak to richard he told me the only way to monetize my platinum points is to buy wine, shop or pay for a cruise through diamond resorts – all of which cost me more money. And then only 30% of the points that I use to help buy these three items can be monetized at 30 cents per point and there is no other way to monetize my points. I asked richard about the so-called debit card that damon showed me and also about the spreadsheet he pulled up on his computer to show that he was using the diamond debit card that he got from monetizing his points. He could use the debit card for gasoline, grocery, at target – wherever he wanted to use the money on the debit card. He claimed that he had a 100, 000 point membership and monetized his points to have over $14, 000 on his debit card. Richard tried to claim that damon must be using his diamond credit card through barclay bank to make these purchases. I told him no – this was a debit card (per the lie damon told me) and he got it from monetizing his platinum points and had $14, 000 available on it. Throughout my conversation with richard he kept telling me that I was somehow “wrong” in what damon told me and at no time did he seem concerned that I had been lied to in order to agree to this added huge debt. During the meeting, I thought, okay, I can take all 50, 000 points that I will have next year (2019) and pay down the $60, 000 debt by $15, 000 and could possibly do it in 2021 in order to pay down the debt that I could not afford. I never would have agreed to any of this without the “so-called knowledge” that I could monetize points, get a check and pay down the debt. All lies. I wrote a detailed letter to the ceo of diamond, michael flaskey, which he received last monday but after looking at the complaints on this site I know that nothing will be done and this is what diamond international does to people who they con into buying into their company. Before this happened I was a happy diamond owner and used my points every year to travel – now I am not only mad but terribly disappointed in the diamond international company. You have to wonder how people can live with themselves when they lie like this and put people into awful debt that will change their lives for years to come. How can you enjoy a vacation that costs you thousands of dollars more than what you could pay for the same vacation directly. Diamond resorts is evidently a scam and filled with crooks who only want to take your money and feed you lies in order to make it happen.

I attended a time share “update” at Cabo Azul on Dec. 18th – pressured to by more points= rescinded the purchase on Dec. 20th – returned all the contract info, the rescinding letter, the tablet and the 500.00 credit put on my account as a buyer perk to the salesperson in question On my return to Canada after staying in Mexico for 3 more weeks – I found the contract had not been cancelled. Diamond will not answer any of my e-mails but continues to send me bills from the financial area for payment. I am 79 and have a serious operation taking place next month but they have no mercy. I became a Nevada resort Property Polo Towers timeshare partner in 2001 at Polo Towers Las Vegas. My maintenance fees at the time was $417.00. Now I received my 2015 maintenance fee of $810.00 How can that be legal. They lied to us from the very first day. I received a letter from the owner services Mr. Malefyt. Who wrote us a letter stating, as owners you have options available to you which are not offered to the general public. That these options are innovative and provide substantial saving to your present financial arrangement. And will greatly enhance the future of our vacation versatility. Wow ! Sounds great except it has cause undue stress and it hasn”t enhance our future. I have called, complained, emailed, etc., With no help in try to find out what benefits are available. They are always transferring a person to a different department with no help. As long as you are willing to buy they will tell you anything to get you to sign the dotted line. I would never recommend Polo Towers / Diamond Resorts to anyone. The maintenance fees are so high that now a person cannot afford them anymore. The timeshare was sold on the idea of keeping vacation costs down. And if you ever want to sell it back they would buy it back at market value or what you paid for it with interest. What a joke. I received a phone call saying they would take back the timeshare at no cost to me. Meaning give it to them so they can resale it to someone else. Wow ! What a rip off! If this isn”t a flaw in our system something is wrong. Our USA Attorney General Needs to look into this. All so beware of the market sellers they want an up front fee to advertise your time share. This is not to sell your time share. They will rip you off and promise you a quick sell. I”ve had my on the market for eight year with 4 different agencies . As you can see I still have my time share. Don”t believe the comments / Testimonies they have on their web sites.

I booked a trip through Expedia to stay at Orbit One Vacation Villas in Kissimmee, Orlando, FL with my two small children and husband from September 6th-September 13th. We booked this hotel because our home in Miami experienced a mandatory evacuation due to us living in a flood zone. We checked into Orbit One on the 6th, but after seeing that Hurricane Irma would be affecting Central Florida as well, we decided to check out the next day on the 7th and leave the state. Since we did not expect any of this to happen and we have very little money, I tried calling Expedia to see if I would be able to receive a refund for the days/nights we did not stay at Orbit One (from the 7th-13th). Expedia stated that they had flexible cancellation and refund policies due to the hurricane, but when they called Diamond Resorts to see if they would agree to return our money, we were told that they would not do so because there is a penalty for cancellations. I am truly appalled that Diamond Resorts did this knowing full well that Hurricane Irma was going to hit FL in the next couple of days. Although the hurricane has come and gone, this is still a difficult time for my family and I as we are still displaced from our home. It seems Diamond Resorts does not care about how a disaster like this affects their customers. It warmed my heart to see all of these other big businesses trying to do their best to alleviate the stress of this situation, except you. I have even tried contacting them directly twice over the last week and have not received a response. You should be ashamed of yourselves for taking advantage of people during a disaster.

I booked my hotel stay through hotels.com and had a confirmed price of $142.50 I added an additional two nights for what was supposed to be $232.75 for those two nights. The hotel charged $175.83 per night for the first three nights and even though I showed my confirmation numerous times they tried to tell me that it wasn’t booked at that price and I needed to call the hotels.com to get the situation solved. Hotels.com is saying the problem is on the hotels end. This has been the worst customer service I have ever experienced and will certainly never stay at this hotel again, it is not worth the hassle.

I bought the timeshare a few years back. There were a number of things that i should have noticed as suspicious but did not take the time as i was rushed and pressured by the salesman. I bought the timeshare in Florida while at Disney vacationing with my family. There were a number of misrepresentaions made. the time share was presented as a real estate investment. They also presented it as a opportunity to make money. The salesman also presented some shady facts in the application process. They presented false info on the financial part of the application to make sure it went through. They also took the down payment adn gave it back in cash as a gift. The salesman suggested and performed all the steps. Some might say they are not responsible for the salesman but his boss knew about it too as he sit down and discussed it with us. I have names if needed. The yearly service fees were misrepresented and have increased numerous times since our purchase. This is all a scam as to how they trick people into buying under pressure as to it has to be right now to get the deal. It doesn’t give you time to research the company and the facts. Once you are in it there seems to be no way of getting rid of the time share. I have no use for something that is taking money from me. In a usaual situation if you have something that you don’t use that is draining money from you. You get rid of it. Not in this case. Seems that in a time when money is short and real estate has taken such a hit. How is the time share scam continuing to drain people. I want out of this time share mess. I have done nothing but pay for something that i have not used once. There are also better ways to vacation than timeshares, Is there any help out there?

I Bought time share from Monarch Grand which bankrupt and become Diamond resort They are selling time share without considering their room availabilty for everybody I have this for over than 11 years, only able to use 4 times, it is totally a bad business, they scaming people with presure sales tactics and every time I call, always no rooms available, understand every booking has to be based on availabilty But since it never available, what do I spend money for ther HOA and Buying this Time share for ? to help this Crook Company cover their expenses without even let us staying in their property and they still selling it till today while their property dont add Stay away from TIME Share especially Diamond resort, I tried to give it away to charity, they DO NOT TAKE IT since this is the worst and if I want to UNLOAD, it cost me $ [protected] for lawyer to file and fight this, or my credit record will be ruin I do not owe them anything, but they still can report me to Credit bureau on a HOA Fee for property that I dont even can touch

I continue to receive unsolicited telephone calls on my cell phone from Diamond Resorts representatives of varying Diamond Resorts. My cell phone number is registered with both the United States and Canadian “Do Not Call” registries. Each time I ask the caller to remove my name from their list they tell me they are unable to complete the request because it is in Diamond Resorts solicitation list provided by head office. To my knowledge I have never requested or given authorization to a Diamond Resort member to use my cell number for solicitations. Whether I have or not, please arrange for the immediate removal of cell phone number [protected] in the name of Ernest Morgan, and respond to this request to acknowledge the complaint.
