Resident for 3+yrs. IH advertises modern, well kept properties.
However, actual homes available are unkept and not move in ready. Realty agents are non existent. You do all applications online and the agents may or may not answer. I reached one agent during our search that was rather unprofessional and bothered that we called.
I suspect it was an actual CSR instead of an agent. Walk thru was performed by maintenance tech. Obvious foundation issues causing visible shifting of the front porch, floors, and cracks in the walls that had been painted over. No window screens, outdated appliances.
Cheap laminate flooring that gets snagged and rips. Our rental accounts have been mismanaged since our move in. Reoccurring late fees every month despite timely payments. Soon after moving in, we discovered a rodent issue.
The large rats were entering our home from outside. We reported the issue in about a week but IH attempted to charge us for pest control. Lease states the responsibility falls on the company if reported within 30 days. Contractor verified that this was a wildlife issue and got approval for bait boxes.
Company confirms activity on the bait every month. However, many are too large to enter the boxes. Rats damaged our carpet trying to eat through it, and the outdated carpet was already in dire condition. They sent a maintenance tech to stretch the carpet in a bedroom after moving in.
After the damages by rats, the carpet company verified the carpet was unrepairable. Approval for carpet was approved but then IH charged to my account. We disputed the charges and the MGMT removed. We have requested maintenance for various issues that are often marked resolved and closed without notifying us or coming to the house.
Air ducts have never been cleaned during our residency and have affected health and air quality. IH refused to approve without reasonable explanation. It has taken 3 years to get approval on the foundation issues, but the contractor they sent was not a foundation specialist. They arrived late, and was approved to jack up the floor.
The foundation has not been addressed. One contractor was smoking weed behind our home while the older man went to Home Depot. They left their empty drink bottles in our yard. In addition, a leaking faucet was reported at the same time as well as mold in the windows and under the faucet.
This was never addressed until the contractor that that jacked up the floor found the issue and replaced the faucet. They had received a call from the boss to finish the job a day early for an incentive equal to a day’s pay. Every month the balance is higher then our tenant payment. Since the balance is incorrect, we cannot pay online.
We must take payment to the office before it’s too late. Every month there is a steady traffic of fellow tenants arriving to pay rent due to incorrect balances and bogus fees. The office remains locked and you can only enter to pay rent if you are buzzed through. Ironically, they have established a Walk in Payment system so that one receptionist sits to collect rent all day.
Currently we have been receiving demands for payment without an itemization of charges or reasonable explanation. We have repeatedly requested a full detail of charges but have only once received a partial ledger that did not add up to the balance charged. I have disputed for months and received no response. I was just issued a 3 day notice to vacate or pay in full received by regular mail.
I have filed a Fair Housing complaint as well as seeking legal action. I’m a single mother of 3 kids with special needs and my disabled mother in our household. We have a housing voucher and pay the tenant payment in full without fail every month. We DO NOT owe any outstanding charges.
I have never carried a balance for rent my entire life. I strongly advise any consumer seeking to enter a business contract with this Investment Firm, NOT an actual realty company, to do your homework and walk away. This has been a hellish nightmare for many families such as mine. We are trapped in this contract fighting bogus charges and fraudulent eviction.
My family is facing homelessness and have nowhere to go. In the event that IH forces us into court for fraudulent eviction, we will subsequently loose our voucher that enables unique families like ours to have shelter.
The market rent is already unaffordable and is increased annually without justification. The homes are top rent but are not properly maintained.
