Do not use the builder”s lender, NVR Mortgage, or trust the salesperson. We recently purchased an NV Home and were told many times we could use an outside lender and still keep the incentive if we can show that our outside lender offered a better deal. Our lender”s rate is 0.5% below NVR”s and our lender will pay all closing costs while it would cost almost $9, 000 with NVR. After presenting them our obviously better deal, they claim that it”s not good enough and we won”t get the incentive. Throughout the entire process, the sales rep gave the impression it would be no problem and an easy comparison, but now he”s saying it”s virtually impossible to use another lender and keep the incentive. We would”ve not had a problem if he had been upfront about having no chance to keep the incentive, but he strung us along the entire time with his lies. If you use NVR mortgage, realize you”ll be paying a much higher interest rate and with much higher fees than you can find elsewhere that will dwarf whatever incentive you are getting. They”re just out there to steal every dollar from your pocket and have no qualms about lying or misleading you.
