I had been looking for a real estate investment coach in the Maryland area. After working with a couple of other coaches, I came across Tom Black Jr. After speaking to Tom a couple of times, I felt like he’d be a good fit for my real estate coaching needs. He offered a program that was 1997.00. He guaranteed in writing that if I didn’t close 2 deals in 60 days, I’d get a 100% refund. Tom was supposed to offer 1 on 1 training and coaching. I signed up in his program in February 2014 expecting to flip a couple of homes. I hardly ever heard from Tom except when he wanted me to go out and take pictures of properties that we were going to try to wholesale. He had some “motivated-seller lists” that he had me spend money on sending out yellow letters. The first batch of 150 letters had more than half get returned as having no good addresses. I had another batch and basically the same thing happened. From February-October 31, 2014; I probably heard from Tom a total of 5 or 6 times. I had tried several times to get my money back. Each time he smooth talked me and said let’s keep trying. Finally, I told he I needed my money back because nothing was happening and I also had a family emergency. He gave me some BS song and dance about his time being valuable and that a recording he emailed me was worth 700.00. The truth is; he didn’t spend any time working with me. He ended up only refunding 500.00 of my 1997.00 that was supposed to be refunded if we didn’t close 2 deals in 60 days. Bottom line is that he’s a scam artist and he just basically gets your money, doesn’t have much contact with you and then when deals aren’t closed he gives you some BS run around about how his time is important. My time is important too and he had me wasting my time going to take pictures of properties that nothing ever materialized from. If you want to keep your money in your pocket; steer clear of this guy.
